Atelier Engagement Summary
At LUXiHOME, every residential and penthouse project is a bespoke architectural journey. By scheduling site consultations or signing an execution agreement, you enter into a binding covenant with LUXiHOME Pvt. Ltd. Our obligations guarantee complete turnkey accountability, strict non-disclosure of private residences, and uncompromising material integrity backed by an industry-leading 10-year craftsmanship warranty.
CLAUSE 01
Atelier Scope & Bespoke Commissions
1.1 Turnkey Mandate
LUXiHOME Pvt. Ltd. operates as a full-spectrum architecture and interior atelier. All commissions encompass architectural space planning, photorealistic 3D visualizations, structural modifications, custom joinery, curated lighting schemes, and white-glove furniture staging.
1.2 Consultation & Site Feasibility
Initial architectural appraisals across Kolkata (Ballygunge, Alipore, New Town, Salt Lake, Park Street) or Dubai verify structural load limits, MEP ceiling channels, and ambient light orientations.
1.3 Binding Agreement
Detailed architectural drawings, itemized Bills of Quantities (BOQ), and execution timelines become binding upon joint execution of the Project Charter and receipt of the initial mobilization deposit.
CLAUSE 02
Intellectual Property & Blueprint Rights
2.1 Proprietary Blueprints
All conceptual layouts, 3D structural renders, CAD schematics, and custom furniture joinery drawings conceived by LUXiHOME Pvt. Ltd. remain the exclusive intellectual property of LUXiHOME Atelier.
2.2 Exclusive Habitation License
Clients receive a perpetual, irrevocable license for the physical enjoyment and private utilization of the completed estate. Blueprints may not be duplicated, sold, or transferred to third-party contractors without our written authorization.

Turnkey Milestone Payment Framework
3.1 Milestone Sequence
To maintain complete transparency and eliminate ambiguity, payments are tied strictly to tangible on-site milestones:

Stage 1: Mobilization & 3D Modeling
Site laser survey, complete 3D renders, material moodboard sign-offs, and procurement scheduling.
BWP marine-grade plywood fabrication, natural veneer pressing, and modular carcasses.

Stage 4: Italian Marble & Finishings
Stone laying, diamond polishing, PU finish coats, architectural lighting, and sanitary fitments.

Stage 5: White-Glove Handover
Deep cleaning, furniture staging, comprehensive quality walkthrough, and key delivery.
3.2 Procurement Assurance
Materials are purchased and booked upon confirmation of each milestone, guaranteeing authentic grade-A materials with zero project delays.
CLAUSE 04
Material Specifications & Sourcing
4.1 Quarry-Direct Procurement
Imported Italian marbles, seasoned teak timbers, marine-grade substrates, and custom architectural brass hardware are inspected directly at origin quarries and master mills.
4.2 Natural Characteristics
Natural stone veining, timber grain patterns, and hand-rubbed metallic patinas exhibit unique organic variations. These are hallmarks of luxury craftsmanship and natural material authenticity.
Our concierge team provides complimentary bi-annual inspection visits during the first 24 months of occupancy to ensure all hardware mechanisms and surfaces maintain showroom perfection.
CLAUSE 06
Client Discretion, Site Security & NDAs
6.1 Strict Non-Disclosure
LUXiHOME enforces rigorous Non-Disclosure Agreements across all architects, contractors, and artisans. Client names, personal contact records, and estate locations are strictly safeguarded.
6.2 Vault & Sanctuary Discretion
Blueprints containing private vaults, biometric safe rooms, or sensitive home automation hubs are encrypted with AES-256 standards and never distributed to external parties.
CLAUSE 07
Governing Law & Jurisdiction
7.1 Indian Commissions
These terms and all architectural works executed in India are governed by the laws of India, with exclusive legal jurisdiction vested in the competent courts of Kolkata, West Bengal.
7.2 International Commissions
For commissions commissioned through our Dubai liaison desk, Dubai International Arbitration Centre (DIAC) provisions apply as stipulated in the bespoke project contract.
